If you’ve been in the market looking for a home, it’s been a challenge these last two years. In a recent survey from the National Association of Realtors (NAR), one of the primary obstacles in purchasing a home was a lack of homes that fit the buyers needs. This is largely do to the lack of inventory we’ve seen in San Diego over the last couple of years.
Signs Inventory May Be Increasing
Good news is recent data shows new listings coming to the San Diego market have increased each month this year. This indicates more sellers are listing there homes for sale each month. (see graph below)
Homes are Still Selling Quickly
While there have been more listings coming to the market each month, homes are still selling fast despite the rising rates. Data shows the average days on market has been slightly decreasing each month. (see graph below)
How This Impacts You
As a buyer this is encouraging. With more homes coming to the market you’ll have more homes to choose from, but homes are still selling fast so you’ll want to be able to act quickly.
If you’ve been thinking about selling your home, you can still benefit from the appreciation you’ve seen over these past few years. But in a shifting market, rates increasing, and more homes coming to the market we’ll want to make sure we price your home right!
